Trafford Council in Greater Manchester has appointed contractor Graham to deliver the long-awaited housing-led redevelopment of Stretford Mall. The company beat competition from Domis, GMI and HG Construction to secure the first major build-to-rent phase for the Bruntwood–Trafford joint venture, known as Plot 2A.
The £60m contract puts Graham in a strong position to secure further work across the wider £175m pipeline, which includes two additional plots yet to be awarded.
Plot 2A will see the delivery of a 249-apartment build-to-rent scheme, alongside 200 sq m of ground-floor commercial space, forming a key part of the town centre regeneration.
The plans involve demolishing part of the ageing 1960s shopping centre to make way for a 10-storey residential block, arranged around a landscaped courtyard. Graham will initially operate under a pre-construction services agreement, finalising the design and agreeing the contract sum before progressing to a full build contract.
Beyond this phase, the council has identified a further £115m of work, including Plot 2B, valued at £45m, and the larger Plot 1 at £70m. Future awards will depend on performance.
Once the full contract is in place, construction is expected to take just over three years, with completion targeted for 2029.
The wider masterplan for Stretford Mall will ultimately deliver around 800 homes, along with new public spaces and retail areas, representing the most significant transformation of the town centre in decades. This follows the completion of King Street—a reimagined high street created by removing part of the mall’s roof and refurbishing several retail units, totalling 86,000 sq ft.
In total, the redevelopment of Stretford Mall is set to bring forward around 800 new homes.
