Bellway opens 135,000 sq ft ‘Home Space’ timber frame plant in Mansfield

Bellway has opened a 135,000 sq ft timber frame plant in Mansfield, targeting output for around 3,000 homes a year by 2030.

Bellway has officially opened ‘Bellway Home Space’, a new timber frame manufacturing facility in Sutton-in-Ashfield, Mansfield.

The 135,000 sq ft plant was launched at an event attended by Bellway’s executive team, the director of Mansfield and Ashfield Business Network, Councillor Andy Abrahams, and other industry guests, alongside partners and employees. The facility was developed in partnership with Donaldson’s Timber Systems and fitted with robotic machinery from Swedish manufacturer Randek.

Bellway says the factory has begun supplying timber frame kits in early 2026, with output planned to ramp up to around 3,000 homes each year by 2030. The site has created 80 new jobs, with most recruited locally and many new to the construction sector.

The housebuilder links the investment to its aim of delivering high-quality, energy-efficient homes while increasing build speed and site efficiency. It also positions the facility as part of the group’s wider sustainability and capital efficiency strategy. Bellway says that increasing the use of timber – which sequesters carbon – will help reduce carbon emissions and support its target of achieving net zero by 2045.
