Greencore Homes submits plans for 89 better than net zero homes in Buckinghamshire

Greencore Homes has submitted a planning application for a new housing development in Haddenham, Buckinghamshire. The proposals, designed in collaboration with HTA Design, set out plans for 89 better than net zero homes, of which 27 will be affordable, with shared ownership options included.

The company was appointed by Richborough as development partner for the site in November 2024. Following a programme of community engagement, the scheme aims to provide a new extension to the town that reflects Haddenham’s architectural heritage and character.

The plans include a landscape-led masterplan designed to prioritise access to nature, retain existing habitats, and create a green corridor through the site. Proposed features include a village green, children’s play area and landscaped boundaries. According to Greencore, the design is expected to deliver a 12.87% net gain in biodiversity.

Greencore constructs its homes using closed timber frame panels insulated with natural materials, designed to achieve a net zero carbon balance in operation through energy efficiency. The company states that the homes, built to standards aligned with Passivhaus, will offer low running costs, high levels of insulation, and advanced ventilation systems to support indoor air quality and comfort.

In addition, the homes’ structures are designed to capture more carbon than is released over their lifecycle, contrasting with conventional brick construction.

The submission follows a period of growth for the company. In July 2025, Greencore announced an £8m partnership with Homes England to deliver 42 homes at Milton Heights in Oxfordshire. The announcement coincided with the then Deputy Prime Minister, Angela Rayner, launching government measures to support housebuilding by small and medium-sized developers at the same site.

Greencore’s Head of Planning and Sustainability, Ness Scott, said: “Our exciting proposals for Haddenham demonstrate the value of building strong partnerships with both the local community and local authority.

“Working closely with local stakeholders and Buckinghamshire Council, Greencore and HTA have been able to develop proposals that truly respond to local needs and character, while bringing to Haddenham a new climate positive place.”

Greencore’s Partnerships and Investment Director, Oliver Luard, added: “As we expand our portfolio across the Home Counties and the Oxford – Cambridge Arc, to achieve our target of building 10,000 better than net zero homes by 2035, our focus on building strong local relationships will remain fundamental to the delivering of developments that genuinely enhance the areas where we build.”
