Lifting the Roof: Timber Systems Powering the Future of Housing Delivery

As the housing sector faces increasing delivery pressures, evolving regulatory demands, and the urgent need to decarbonise, timber engineering is coming into sharper focus. The shift toward modern, precision-manufactured construction methods has placed timber frame and trussed rafter systems at the heart of a quiet transformation, reshaping how homes are designed and delivered across the UK.

 

At Muir Timber Systems, we’re witnessing this change first-hand. Based in Inverkeithing, Fife, our solar-powered factory produces fully prefabricated timber frame panels and trussed rafters for developments across the country. While we are part of the Muir Group and supply systems for Muir Homes, we also serve a growing number of major UK housebuilders, local authorities and housing associations.

In Scotland, the use of timber frame construction is well established. The Scottish Government reports that “over 80% of new homes are now built this way.” In England and other parts of the UK, however, adoption is still on the rise. As housing providers aim to meet housing targets through Modern Methods of Construction (MMC), the demand for engineered timber systems, especially trussed rafters and panelised timber frames, is increasing.

At Muir Timber Systems, we have the capacity to deliver 2,000 timber frame kits annually, and our work spans from bespoke one-off homes to high-volume residential developments.

Structural timber systems align closely with MMC goals. Our panelised timber frames fall under Category 2 MMC, offering systemised, pre-manufactured structural components. Meanwhile, trussed rafters, which are growing in popularity due to their design flexibility and ease of installation, are considered Category 3—factory-produced elements that integrate smoothly with on-site construction methods.

As housing providers seek solutions that reduce reliance on traditional on-site trades, off-site manufacturing offers clear benefits: improved predictability, less waste and fewer weather-related delays. With options like factory-fitted insulation, up to 55% of the pre-manufactured value can be incorporated into a kit before it even reaches the site.

Trussed rafters, in particular, are becoming more important for programme efficiency. Delivered to site as ready-to-install components, they support faster roof construction, minimise delays between trades, and offer design flexibility such as room-in-roof or attic configurations that maximise internal space without adding structural complexity.

Across social housing, affordable developments, and private sector projects, design demands are evolving. Energy efficiency targets, structural performance, and spatial flexibility all require early coordination, where engineered timber can add significant value.

At Muir Timber Systems, our in-house design team collaborates closely with clients from the early stages of design. This technical input helps to resolve details, reduce the risk of redesigns, and ensure that energy and SAP targets are met without compromising buildability.

Operating from a quality-controlled factory setting enables us to maintain tight tolerances, consistent quality, and full traceability throughout the supply chain. All timber frame and trussed rafter systems are manufactured according to NHBC guidance and the relevant BS and EN standards. In today’s evolving regulatory environment, this consistency is becoming increasingly vital, especially as housebuilders balance new performance requirements with delivery pressures.

With skills shortages, rising material costs, and net zero targets all converging, developers are increasingly turning to proven methods that offer predictability in both programme and performance.
